What does Waypoint Bridge Partners do?
Waypoint Bridge Partners provides buyer-side advisory, transaction coordination, professional coordination, due diligence preparation support, property comparison support, closing coordination support, and access to a vetted independent professional network for buyers purchasing property in Mexico.
Who is this service for?
This service is designed for U.S. and Canadian buyers considering property in Playa del Carmen, Puerto Morelos, or other markets expressly agreed in writing. It is especially well suited for buyers pursuing vacation homes, investment properties, retirement or lifestyle moves, and mixed-use properties.
What kinds of properties do you support?
We support both resale and pre-sale opportunities, depending on the buyer’s goals and the transaction being considered. Our support can also be helpful when a buyer is still deciding which type of property or purchase path makes the most sense.
How do you help during the buying process?
We help buyers understand the process, compare properties more clearly, identify potential risks, prepare for due diligence, and coordinate with qualified independent professionals when specialized services are needed. Our goal is to make the process feel more organized and less overwhelming.
Do you help with professionals like attorneys, accountants, and notaries?
Yes. We can coordinate with vetted independent professionals, which may include realtors, attorneys, accountants, notary-related professionals, property managers, furnishing providers, insurance contacts, contractors, developers, vendors, and other qualified service providers.
Do I need to find all of those professionals on my own?
No. Our role includes helping connect you with the right independent professionals based on your goals, property type, location, timeline, and transaction needs.
What is included in the Core Buyer Support package?
The Core Buyer Support package may include buyer intake and onboarding, review of your goals and timeline, guidance on neighborhoods and property type, property comparison support, due diligence preparation and tracking, risk review support, closing coordination support, and post-closing introductions where relevant.
Do you offer support for remote buyers?
Yes. If you are not physically present in the market, services may be delivered through virtual property tours, recorded walkthroughs, live video calls, listing reviews, floor plan reviews, online meetings, and remote coordination.
Do you help with pre-sale properties?
Yes. If you are evaluating or purchasing a pre-sale property, support may include developer material review, floor plans, payment schedules, contract flow, construction timelines, delivery expectations, and related legal and practical risk considerations.
What are the optional add-ons?
The optional add-ons are ROI Review, Complex Deal Support, and Priority Support. These are designed for buyers who want deeper financial review, more involved coordination, or faster near-term attention during active decision periods.
What don’t you do?
Waypoint Bridge Partners is not acting as your real estate broker, attorney, accountant, notary, escrow agent, property manager, furnishing provider, contractor, insurance provider, developer representative, or investment advisor. Independent professionals remain responsible for their own services, advice, pricing, licensing, compliance, work product, timelines, errors, omissions, and legal obligations.
How long does the service last?
The service begins on the agreed effective date and continues through the initial service term outlined in the client agreement. If the process extends beyond that period, continuation may be discussed and approved separately.
What happens after closing?
After closing, we can help connect you with furnishing providers, property managers, insurance contacts, contractors, vendors, and other qualified service providers where relevant.
How do I get started?
The best first step is to book a Free Fit Call so we can discuss your goals, timeline, intended use, and whether our advisory service is the right fit for your situation.
